From the Auction Block to the Boardroom: Why We Work With Investors

At Investors Real Estate Partners, we don't hand clients a valuation model and call it done. I got my start valuing things that mattered more than their price tag. Running Farmer Auctions, I sat at kitchen tables with families settling an estate after losing a parent or a spouse. My job was never just "sell this for the most money." It was holding two things at once: the grief in the room and the responsibility to get them the highest return their assets could bring. That takes trust before it takes a bid. You earn the right to ask people to let go of something by proving you'll treat it with care. It's a lesson I brought with me to IREP, and one our whole team leans on with every client.
I learned early in my career what a well-run auction can do beyond price discovery. One of my favorite deals was selling a new phase of Heron's Landing, a subdivision in Pulaski County. The developer had finished the plans and needed the parcels sold to fund the next phase of construction. We built enough demand in the room that the auction didn't just clear the tracts, it kick-started the whole next stage of the project. That's the moment I understood auctions aren't a fallback for distressed assets. Done right, they're a growth tool, and it's a mindset our team applies well beyond the auction block.
My years as a CRO and sales leader, calling on owners of major automotive dealer groups across the country, sharpened that same instinct into something repeatable. The real skill in a crowded market isn't the pitch, it's the curiosity to find the actual problem before you talk about the solution. Sometimes that means what you're offering isn't the right fit, and telling a client that instead of jamming a deal through for a commission is what earns trust. Curiosity beats confidence every time. That's how our team approaches every conversation at IREP, whether it's a first-time seller or a repeat investor.
