AUCTION FORMATS

Live Auction
Our live auctions can run on site, online, or as a simulcast event, depending on the seller’s goals and the asset. Bidding happens in real time with full transparency. This format creates urgency and a clear sale day, which helps both investors and owner occupants act with confidence.

Timed Online Auction
Our timed online auction runs for a set bidding window and closes at a published end time. Qualified buyers place bids online from anywhere, and the system displays the current high bid based on predetermined rules. This format works well when you want broad reach, a predictable timeline, and a fully digital buyer experience.

Sealed Bid
Sealed bid sales collect confidential offers by a firm deadline. Buyers submit their best terms without seeing competing bids, and we typically do not allow negotiations after the deadline. This format works well when privacy matters, when the property is unique, or when a seller wants a clean and decisive selection process.

Multi-Parcel
Multi-parcel auctions are designed for selling multiple parcels in one event using multi-par bidding software. Buyers can bid on individual parcels while also competing across the overall sale structure. This approach helps maximize participation and price discovery, especially for land tracts, developments,  and multi-asset portfolios.

OUR PROCESS

Schedule a Discovery Call

Request a quick discovery call so we can understand your asset, timeline, and target outcome. We focus on what matters most to sellers, including certainty of close, achieving the highest price, and creating liquidity for a portfolio. You will receive a fast auction readiness assessment with a clear recommendation on format and terms, plus simple next steps to move forward.

Build the Auction Plan

We take a consultative approach and tailor each auction strategy to your goals and timeline. Based on your objectives, we recommend reserve or absolute structure and align the marketing, timing, and execution plan to support the outcome you want while keeping the process organized and transparent.

Run the Auction + Execute Contract + Close

We manage buyer marketing, proof of funds review, bidder registration, and full auction day execution to maintain a clean and credible process. Most assets sell as is and without contingencies, helping protect the seller timeline. After the winning bid is confirmed, we coordinate contracts, escrow deposits, and closing.

FAQ

Do you offer reserve and absolute auctions?

Yes. Investors Real Estate Partners runs both reserve and absolute auctions, and we recommend the format based on your asset, timeline, and seller objectives. In a reserve auction, the seller sets a minimum acceptable price, and the property sells if bidding meets that threshold. In an absolute auction, the property sells to the highest bidder, which can drive stronger participation by creating maximum urgency.
